Pre-Arrival Requirements
Prior to check-in, guests may be required to complete identity verification, provide guest details, sign booking documentation and satisfy any pre-arrival requirements requested by Lux Living Oxford.

Identification & Guest Verification
The lead guest must provide valid photographic identification and any additional information reasonably requested to verify the booking, the identity of the guest and the intended use of the property.

Failure to Complete Requirements
If requested identification, guest information, signed documentation, payment or deposit requirements are not completed by the required deadline, Lux Living Oxford reserves the right to cancel the booking, withhold check-in details and refuse access to the property.

Security Deposit Requirement
A refundable security deposit or pre-authorisation may be required before arrival. Lux Living Oxford may refuse to release check-in instructions until the required deposit or card authorisation has been completed.

Authority to Charge the Guest Card
By making a booking, the lead guest authorises Lux Living Oxford to charge the payment card used for the booking, or any other card provided in connection with it, for accommodation charges and for any additional sums properly due under these Terms, including damage, missing items, blocked drains, specialist cleaning, late departure charges, lost keys, contractor call-outs and other losses caused by the guest or their party.

Occupancy & Visitors
Only guests named on the booking may occupy the property unless Lux Living Oxford gives prior written approval. Unauthorised overnight guests, subletting, reassignment of the booking or use of the property by unregistered occupants is prohibited.

Unauthorised Occupants
Lux Living Oxford reserves the right to require any unauthorised occupant or visitor to leave the property immediately and may terminate the booking without refund where occupancy limits or guest registration requirements are breached.

Booking Refusal & Cancellation Rights
Lux Living Oxford reserves the right to refuse, cancel or terminate a booking where there are reasonable concerns regarding conduct, misuse of the property, failure to complete verification requirements, breach of these Terms or risk to the property, neighbours or staff.

Check-In Release Conditions
Check-in instructions, access details and property entry information will only be released once all balances have been paid, required identification has been provided and all pre-arrival booking requirements have been satisfied.

Refusal of Access
Lux Living Oxford reserves the right to refuse access to the property where the lead guest fails to complete identification checks, deposit requirements, guest registration requirements or any other pre-arrival compliance step required under the booking.

Check-Out & Late Departure
Guests must vacate the property by the agreed check-out time. Unauthorised late departure, failure to leave when required or any delay which affects cleaners, maintenance or incoming guests may result in additional charges.

Failure to Vacate
If guests fail to vacate the property by the agreed check-out time and continue to occupy the property without permission, Lux Living Oxford reserves the right to charge for any additional nights, relocation costs, staff costs, compensation payable to incoming guests, legal costs and any other loss arising from the overstay.

Early Departure & Unused Nights
Unused nights, shortened stays, voluntary early departures and decisions not to occupy the property after check-in do not create any entitlement to a refund unless Lux Living Oxford agrees otherwise in writing.

No-Shows
Failure to arrive without notice may be treated as a no-show. In those circumstances the booking may be cancelled and cancellation terms will continue to apply.

Parties, Gatherings & Events
Parties, celebrations, unauthorised gatherings, filming, commercial events and any use of the property beyond ordinary residential accommodation are prohibited unless expressly approved by Lux Living Oxford in writing.

Commercial Use
Business operations, filming, photography sessions, content creation shoots, commercial meetings and any commercial use of the property require prior written approval and may be subject to additional charges or separate terms.

Noise, Conduct & Respect for Neighbours
Guests must behave responsibly and respect neighbouring residents at all times. Excessive noise, anti-social behaviour, nuisance or disturbance, particularly during quiet hours, may result in immediate termination of the stay without refund.

Smoking, Vaping & Odour Removal
Smoking and vaping are prohibited inside the property unless expressly stated otherwise in writing. Where smoking or vaping takes place inside, Lux Living Oxford reserves the right to charge for specialist cleaning, deodorising, laundering and any associated loss caused to the property.

Pets
Pets are not permitted unless approved in writing before arrival, except where Lux Living Oxford is required by law to accommodate an assistance animal. Where unauthorised pets are brought into the property, Lux Living Oxford reserves the right to charge for additional cleaning, damage, odour treatment or any associated losses.

Furniture, Contents & Property Care
Guests must take reasonable care of the property and its contents. Furniture, linen, kitchenware and household items must not be removed from the property and should not be moved or used in a way likely to cause damage.

Property Security
Guests are responsible for securing the property during their stay, including locking doors and windows when leaving the apartment unattended and taking reasonable steps to avoid loss, theft or damage.

Cleaning & Housekeeping
One end-of-stay clean is included in the booking price. Bookings exceeding 21 nights are subject to mandatory additional cleaning. Excessive mess, waste removal, heavily soiled linen, misuse of the property or any condition requiring more than a standard departure clean may result in further cleaning charges.

Damage, Missing Items & Additional Charges
The lead guest is responsible for the conduct of all guests and visitors and for any loss, damage or additional cost arising during the stay. Lux Living Oxford reserves the right to deduct from the security deposit or charge the guest card for damage, breakages, missing items, specialist cleaning, additional housekeeping, policy breaches and any other loss caused by the guest or their party.

Duty to Report Damage or Issues
Guests must notify Lux Living Oxford as soon as reasonably possible of any damage, defect, maintenance issue, plumbing issue, security concern or incident occurring during the stay. Failure to report an issue promptly may result in the guest being responsible for any increased loss or damage caused by delay.

Blocked Drains, Plumbing Misuse & Call-Out Charges
Guests must not flush wipes, sanitary products, nappies, paper towels, food waste, fats, oils or any unsuitable items into toilets, sinks or drains. Lux Living Oxford reserves the right to charge the guest for drainage clearance, plumbing repairs, contractor call-outs, investigation costs, property damage and any associated losses where blockages or plumbing issues are caused by misuse during the stay.

Unnecessary Call-Outs
Where Lux Living Oxford arranges an emergency contractor, locksmith, plumber, electrician, maintenance contractor or out-of-hours attendance at the guest’s request and the issue is found to have been caused by guest misuse, guest error, failure to follow provided instructions or no fault at the property, Lux Living Oxford reserves the right to charge the guest the full cost of the attendance and any associated costs.

Keys, Fobs, Parking Permits & Access Devices
Lost, damaged or unreturned keys, fobs, parking permits and access devices may result in replacement charges, locksmith costs, administration fees and any reasonable associated expenses incurred by Lux Living Oxford.

Parking
Parking is only available where expressly included in the listing or confirmed in writing. Where parking is limited to one vehicle, additional or unauthorised vehicles may be refused or may incur charges. Guests remain responsible for complying with all local parking restrictions and permit conditions.

Mail, Deliveries & Registered Address Use
Guests must not use the property as a postal address, registered office, business address or permanent correspondence address without Lux Living Oxford’s prior written consent. Lux Living Oxford accepts no responsibility for parcels, deliveries or post sent to the property before, during or after the stay.

Lost Property & Items Left Behind
Lux Living Oxford will use reasonable efforts to notify guests of items left behind where found by the housekeeping team. Any such items may be stored for a limited period at Lux Living Oxford’s discretion. Lux Living Oxford reserves the right to charge postage, packaging, administration and storage costs before returning any items and may dispose of unclaimed items after a reasonable period.

Property Access During the Stay
Lux Living Oxford and its authorised representatives reserve the right to enter the property where reasonably necessary for inspection, maintenance, cleaning, repairs, emergencies, compliance checks or to investigate suspected breaches of these Terms.

Alternative Accommodation
If, for reasons beyond Lux Living Oxford’s reasonable control, the booked property becomes unavailable, unsafe, uninhabitable or unsuitable for occupation, Lux Living Oxford reserves the right to move the guest to comparable alternative accommodation or, where this is not reasonably possible, to cancel the booking and refund the unused portion of the accommodation charges paid for the affected nights. Lux Living Oxford shall not be liable for any indirect or consequential losses arising from such relocation or cancellation.

Matters Outside Our Control
Lux Living Oxford shall not be liable for noise, disturbance, building works, roadworks, utility interruptions, neighbouring alarms, scaffolding, temporary access restrictions, weather events or other matters outside its reasonable control, save that nothing in these Terms excludes liability which cannot lawfully be excluded.

Use of Property Features & Facilities
Guests use any garden, courtyard, stairs, parking space, balcony, appliances and other facilities at the property at their own risk and must take reasonable care at all times. Children must be supervised appropriately. Lux Living Oxford accepts no liability for injury or loss arising from misuse of the property or failure to take reasonable care.

Subletting & Transfer of Bookings
Bookings may not be transferred, reassigned, resold, sublicensed or sublet without Lux Living Oxford’s prior written consent.

Nature of Occupation
The booking grants the guest a temporary licence to occupy the property for holiday, business or short-stay accommodation only. It does not create a tenancy, assured shorthold tenancy, lease or any other right of occupation beyond the booking period.

Chargebacks & Payment Disputes
Guests must contact Lux Living Oxford before initiating any payment dispute or chargeback. A chargeback or payment reversal does not affect the guest’s liability for any sums properly due under these Terms, including accommodation charges, damage, cleaning charges, contractor costs or other losses.

Recovery of Unpaid Sums
If the guest fails to pay any sum due under these Terms, or initiates an unjustified chargeback or payment reversal, Lux Living Oxford reserves the right to recover the unpaid amount together with any reasonable bank charges, merchant processing fees, collection costs, administrative costs, legal fees and enforcement costs incurred in recovering the debt.

Utilities, Wi-Fi & Service Interruptions
Utilities, internet access and property services are provided in good faith but may occasionally be affected by maintenance, supplier issues, outages or events beyond Lux Living Oxford’s reasonable control. Temporary interruption does not automatically entitle the guest to compensation.

Third-Party Booking Platforms
Where a booking is made through Airbnb, Booking.com or any other third-party platform, the booking may also be subject to that platform’s terms and conditions. In the event of conflict, the platform’s mandatory payment, cancellation and dispute rules may apply to the extent required by that platform, but Lux Living Oxford’s property rules, guest conduct requirements, damage provisions and operational policies shall still apply unless prohibited by the platform.

Illegal Activity & Immediate Termination
Illegal activity, anti-social behaviour, criminal conduct, harassment, violence, threatening behaviour or any unlawful use of the property may result in immediate termination of the stay, removal from the property and referral to the police or other authorities where appropriate.

Termination for Breach
Lux Living Oxford may terminate the booking immediately, refuse entry or require the guest and their party to leave the property without refund where there is a material breach of these Terms, including but not limited to unauthorised guests, parties, smoking, criminal conduct, abusive behaviour, property misuse, non-payment or refusal to comply with reasonable instructions.

Complaints
Any issue arising during the stay must be reported to Lux Living Oxford as soon as reasonably possible to allow an opportunity to investigate and, where appropriate, resolve the issue during the booking.

Liability, Force Majeure & Governing Law
Lux Living Oxford shall not be liable for loss, theft, damage to personal belongings or interruption caused by matters outside its reasonable control, including utility failures, weather events or third-party service interruptions. These Terms are governed by the laws of England and Wales and any dispute shall be subject to the jurisdiction of the courts of England and Wales.
